Two ways to generate returns

01

Flipping:

  1. Acquire an undervalued property
  2. Renovation
  3. Sell at a higher price
Quick return on capital:
deal cycle 6–12 months
High yield:
25%–40% per annum
Transparency:
a clear project structure and defined timelines

02

BRRRR: Building a property portfolio

  1. Purchase
  2. Renovation
  3. Renting
  4. Refinancing
  5. Reinvest
Passive Income:
from $350 per month per home - after all expenses are paid
Capital Growth:
The property remains in the portfolio. Its value and rental income grow each year; the cycle repeats every 6–7 months as another home is added.
Using leverage:
Refinancing against increased home equity can return up to 95% of the capital invested in that property for use on the next home.
Yield:
From $350 per month per home in the first year; thereafter, rent rises by an average of 5% annually and home value by 7–8%.
Horizon:
4–5 years. Patience pays off: high cash flow and cash-out

End-to-end execution

You choose the strategy before we select a property.

We execute it from start to finish.

  1. Search and purchase

We find and acquire a property suited to your chosen strategy, then coordinate the closing.

  2. Loans and documents

We arrange financing, prepare the documents and manage the project’s administrative work.

  3. Permits and construction

We obtain permits, manage renovation and construction, and coordinate required inspections.

  4. Sales, rentals and management

We sell or lease the property and handle property management, according to the chosen strategy.

How does it work in practice?

  1. 01

    Technology growth

Over the past decade, Pittsburgh has grown into a leading U.S. technology hub. Google, Meta, Microsoft and Amazon have engineering offices here, and more than 125 robotics companies have emerged around Carnegie Mellon. U.S. News ranked Carnegie Mellon No. 1 in the U.S. for artificial intelligence in 2026.

  2. 02

    Federal investment

Under the CHIPS and Science Act of 2022, Pittsburgh is receiving massive federal investment to boost computer chip production, spurring economic growth and real estate demand.

  3. 03

    Undervalued Market

Pittsburgh property prices remain lower than those in many other U.S. technology hubs. Home prices rose by an average of 40% from 2020 to 2024, and that trend continues.

  4. 04

    Energy for data centers

Former coal power stations in Western Pennsylvania are being repurposed to supply data centers. Homer City plans 4.5 GW, more than $10 billion of investment and first power in 2027; Bruce Mansfield in Shippingport targets 2028. Existing grid connections can shorten the work and lower costs compared with a new site. PJM and Pennsylvania rules, together with commitments made by Amazon, Google, Meta and Microsoft to the White House in 2026, also point toward data centers bringing their own generation.

Increase in median home sales price since January 2023: Pittsburgh, Miami, Los Angeles and the USA

Pittsburgh+26.6%Miami+17.9%Los Angeles+12.1%USA+9.9%

Redfin median home sale prices, seasonally adjusted and indexed to January 2023 = 100. By May 2026: Pittsburgh +26.6%, Miami +17.9%, Los Angeles +12.1%, and the U.S. +9.9%. The three full years from May 2023 to May 2026 show the same pattern: +22.1% versus +11.7%, +11.5%, and +8.8%. Without seasonal adjustment, January's low baseline makes the rise appear roughly twice as large; the adjustment removes that effect here.
